The proposed project at 4 and 7 Dana Street sits on the banks of the Presumpscot River with views to Saccarappa Island and the Dana Warp Mill. The building design contains a total of 110 residential rental units with a variety of options, including two-bedroom, one-bedroom, and studio units. SA is working in collaboration with Lever Architecture, based in Portland, Oregon, on this project, which features the use of mass timber floor plates and prefab wall construction.
The redevelopment of this challenging, existing brownfield site is constrained by significant easements and is designed to contribute to Westbrook’s comprehensive and downtown revitalization goals, facilitating the continuation of the riverwalk further upstream.
The building’s massing ranges from 5 to 6 stories and is profiled to mimic the river’s natural edge and to create a visually distinctive massing as seen from the bridge. The buildings’ massings are pulled apart to bring light into the corridors and visual access to the surroundings, and a glazed bridge links the two wings of the buildings over Dana Street. The overall massing and window spacing were modeled after the historic Dana Warp Mill, which is sited directly across the river from this project. Large commercial spaces facing the falls and the future park and residential amenity spaces will activate key parts of the ground floor. A shared green roof terrace for residents will take advantage of the river views.
Construction is slated to start in the Fall of 2025.
